A twelve-week placement is an awkward length. It is too long for a hotel, too short for the twelve-month unfurnished leases most of the rental market is built around, and it usually has to be arranged from wherever you are now rather than from Edmonton.
The good news is that it is a solvable problem if you start at the right time. Here is the plan, working back from day one of the placement.
10–12 weeks out: decide the shape, not the address
Two questions settle everything downstream.
Does the term have to match your placement dates? If the only options you look at are nine or twelve months, you are shopping for a lease you will break, and breaking a lease at month three is expensive. A shorter summer term runs June to August on the Deluxe and Flex Plus rooms at Garneau Towers, at a lower weekly rate than the academic year — that is the shape built for a placement.
Furnished or not? For twelve weeks this is not really a choice. Buying a bed for three months and selling it at a loss is a bad trade, and so is opening utility accounts you close in August. What “furnished” should actually include is worth reading before you compare listings, because the word is not standardised.
8 weeks out: shortlist on distance, not on price
Pick the three places closest to the building you will actually work in — not to “downtown”, not to “campus” in the abstract.
For a research or hospital placement, that usually means Garneau. Garneau Towers is at 8510 111 St NW, a street from the University of Alberta: about seven minutes to the Education building, six to the hospital. Twelve weeks is short enough that a forty-minute commute eats a meaningful part of the whole experience, and no rent saving compensates for it.
6 weeks out: book a video tour and ask the six questions
You will probably not be in Edmonton. That is normal — book a video tour and have someone walk you through the room and the suite live.
The six things worth asking whoever you rent from:
- Does the term match my placement dates exactly?
- Is it furnished, and does that include a bed, bedding, a desk and a lamp?
- Which utilities are in the rent, and which are accounts I open and close?
- How many people share the bathroom? (Here: four bedrooms, one bathroom, in both buildings.)
- What is the deposit, and when does it come back?
- How do I show income for a stipend rather than a salary?
On the last one: tell us on the application how the rent will be covered — a stipend, a job, a sponsor, or a parent standing as guarantor. A guarantor is not automatically required.
4 weeks out: apply and sign
Apply from wherever you are and sign electronically. Before you move in you pay one security deposit and nothing else — under Alberta’s Residential Tenancies Act it is capped at one month’s rent and comes back with interest after you move out and the room is inspected.
There is no application fee and no service fee.
1 week out: pack for the room you are getting
If the room is genuinely furnished, this is a short list: clothes, a laptop, documents, and whatever makes a room yours. The bed is made before you arrive and the utilities are already on, so the first evening is not a shopping trip.
If you are arriving from outside Canada, that matters more than it sounds. Landing after a long flight into a room you can sleep in immediately is the difference between starting the placement rested and starting it behind.
Day one
Walk to work. That was the point of the distance decision six weeks ago.
